Your job stops at an inspection you cannot control.
Rough-in and final are two separate inspections, and a failed one costs you a crew day you had already scheduled elsewhere.
What goes wrong on electrical jobs
The panel schedule and the field do not match, or a fixture package changes after rough-in is closed. Either way you are back in a wall you already finished and the schedule has moved.
How the paperwork actually moves
Electrical draws are inspection-gated, so the paperwork has to show the inspection cleared before the money moves. Load calculations, Title 24 lighting compliance and utility coordination all sit inside the same payment cycle.
Nothing goes out without your say-so. Money and commitments stop at you by default. We write it up, you make the call. That is how the system is wired, not a habit we ask you to build.
What we take off your desk
- Draws built and submitted against the schedule of values, with the waivers attached, inside two days.
- Change orders priced and approved before the work proceeds, not argued about afterwards.
- Subcontractor compliance — certificates, licences and waivers tracked, with gaps chased before money moves.
- California deadlines tracked, including preliminary notice and 20-day notices, so lien rights are not lost by a date nobody watched.
- Your customer kept informed, so the person paying the draw knows what they are paying for.
- A named project manager on your account, with a trained office crew behind them and our software doing the reading.
Questions electrical contractors ask
Do you track inspection sign-offs against the draw?
Yes. On electrical work the inspection is the gate, so the sign-off is part of the draw package rather than a separate thing you chase after the fact.
What happens when a fixture package changes late?
That is a change order, and it needs pricing and approval before the fixture is ordered — not after it arrives. We catch it at the submittal stage where it is still cheap.
Do you handle Title 24 lighting documentation?
It is part of the California compliance set we already run, alongside the permit and inspection record.
