A roof is the one job where the customer decides it is urgent before you do.
Tear-off starts before the full scope is known, and every deck you open is a change order the customer has not agreed to yet.
What goes wrong on roofing jobs
The deck comes apart and the sheeting is worse than anyone quoted. That discovery lands mid-job, the material has already been ordered, and the customer hears about the extra before they hear why.
How the paperwork actually moves
Roofing paperwork moves in two stages, dry-in and final, and the money is usually split to match. Manufacturer warranties depend on documentation being filed correctly, and the disposal and material tickets have to line up with the draw or the lender holds it.
Nothing goes out without your say-so. Money and commitments stop at you by default. We write it up, you make the call. That is how the system is wired, not a habit we ask you to build.
What we take off your desk
- Draws built and submitted against the schedule of values, with the waivers attached, inside two days.
- Change orders priced and approved before the work proceeds, not argued about afterwards.
- Subcontractor compliance — certificates, licences and waivers tracked, with gaps chased before money moves.
- California deadlines tracked, including preliminary notice and 20-day notices, so lien rights are not lost by a date nobody watched.
- Your customer kept informed, so the person paying the draw knows what they are paying for.
- A named project manager on your account, with a trained office crew behind them and our software doing the reading.
Questions roofing contractors ask
Do you handle manufacturer warranty registration?
The documentation that keeps a warranty valid gets filed as part of the job, not handed back to you in a folder at the end. If it is not filed correctly the certification is worthless when a homeowner calls in three years.
What about change orders on decking rot?
That is the classic roofing change order and it usually arrives mid-tear-off. We get it written and approved before the sheeting goes back down, so it is documented while the customer can still see it, not argued about a month later.
Can you keep the dry-in and final draws straight?
Yes. Roofing draws are stage-based and each stage carries its own backup and waivers. We track them separately so the final is not held up by an open item on the dry-in.
